Advanced Building Report

The Advanced Building Report (ABR) is offered as a mid range report between the Outline Survey and a Building Survey.

 

Speir Surveyors and Valuers main objective in the ABR is to give clients considering buying a particular property their professional advice, which will assist them to:

  • Make an informed and rational decision on whether or not to proceed with the purchase
  • Be clear what decisions and actions should be taken before contracts are exchanged

 

The ABR will typically produce a report of between 25-30 pages and will cover:

  • An Inspection of the Property
  • A Report based on the Inspection
  • Provision of Digital images to highlight defects
  • We can also provide a verbal report on or after the day of the inspection
  • We can direct you to the right channels or where we are able recommend suitable specialists
  • To follow up any specialist issues such as damp remedy etc

 

This is often followed up with questions from the client following receipt of the report.
